Building Service Employees

Summary: 

Building Service Employees are to provide residents with a high level of security and service at all times.

 

Essential Functions:

PORTER:

  • Perform routine cleaning and maintenance of assigned common areas within and around property, including mopping/striping/waxing floors, cleaning

DOORMAN/CONCIERGE:

• Open entry door for all persons entering/exiting the building and assist with luggage, bags, packages, etc., when necessary.

• Meet, greet and direct residents and guests.

• Verify all visitors, guests, contractors, and deliveries for admittance into the building.

• Answer incoming calls and intercom and provide information as requested.

• Closely monitor building security surveillance system and report any issues to the Resident Manager.

• Receive, log, and distribute packages using BuildingLink system.

• Log out and distribute keys upon request using KeyLink system to persons with permission to enter only.

• Maintain cleanliness of the lobby and shovel snow in front of building, when necessary.

  • May be required to perform duties outside their normal responsibilities as needed and when requested.

 

SELECTION CRITERIA:

Minimum Qualifications / Knowledge, Skills & Abilities

• High school diploma or GED or equivalent experience in a customer service industry.

• Experience with working in high end residential properties preferred.

• Strong customer service skills and high attention to detail.

• Must be able to demonstrate good judgment and be client/customer focused.

• Working knowledge of computers.

• Team player with the ability to take direction.

• Ability to build and maintain positive professional relationships.

• Ability to lift very heavy items, such as but not limited to rain mats, trash bags, salt bags, luggage, grocery bags, boxes, packages, dry cleaning.

Property Accountant

 

  • Prepare monthly financial statements includingvariance analysis
  • Review general ledgeraccounts and make adjustments/reclasses as necessary
  • Assist in the initiation and coordination of budgets
  • Calculate real estate tax escalations for commercial tenants
  • Reconcile bank accounts
  • Prepare sales tax returns
  • Generate, review, and mail monthly tenant rent statements
  • Prepare and coordinate residential tenant leases and renewals
  • Enter tenant leases and renewals into MRI
  • Maintain tenant lease files
  • Follow up on legal proceedings against delinquent tenants
  • Perform tenant account analysis and reconciliation
  • Collect and file tenants’ certificates of insurance and followup on renewals
  • Manage all RSA requirements such as annual rent registration, monthly RSA renewal worksheets, and DHP property registration
  • Gather information for tax returns and audits
  • Certiorari and RPIE filings
  • Special requests or research

Skills & Qualifications 

  • Strong written and verbal communication skills and the ability to interact with people at all levels within the organization
  • Independent, self-motivated team player who is attracted to a small, collegial working environment
  • Experience with MRI property management software a plus
  • Proficiency with Excel or other spreadsheet software
  • Minimum of 3-5 years in the real estate industry
  • BS/BA in accounting required

 Property/Hotel Accountant 

Primary Responsibilities: Accounting:
• Prepare monthly financial statements including variance analysis
• Review general ledger accounts and make adjustments/reclasses as necessary
• Assist in the initiation and coordination of budgets
• Calculate real estate tax escalations for commercial tenants
• Reconcile bank accounts
• Prepare sales tax returns
• Generate, review, and mail monthly tenant rent statements
• Prepare and coordinate residential tenant leases and renewals
• Enter tenant leases and renewals into MRI
• Maintain tenant lease files
• Follow up on legal proceedings against delinquent tenants
• Perform tenant account analysis and reconciliation
• Collect and file tenants’ certificates of insurance and follow up on renewals
• Gather information for tax returns and audits
• Certiorari and RPIE filings

 Hotel: 

• Cost of goods sold analysis 

• Daily recording and reconciliation of hotel receipts 

• Sales tax return 

• Personal Property tax return 

• Process check requests, expense reports and vendor invoices for payment 

• ADR Analysis
